VA Construction Loan

A VA Construction Loan allows eligible Veterans and active-duty service members to finance the construction of a brand-new home with no down payment. It combines the cost of the land, construction, and permanent mortgage into one loan. Just like other VA loans, it offers competitive rates, no mortgage insurance, and flexible credit guidelines—making it an affordable way to build your dream home from the ground up.

Build your dream home with no down payment, no mortgage payments during construction, flexible credit requirements, and all the powerful benefits of a VA loan—plus the option to finance your own land or include a new lot, all in one streamlined loan.

No Down Payment

There’s no down payment required, and in many cases, you can roll closing costs into the loan to minimize or even eliminate out-of-pocket expenses

VA construction loans follow the same flexible credit guidelines as traditional VA loans—there’s no minimum credit score required, and lenders focus on 12 months of strong credit history, making it easier for Veterans to qualify even if their credit isn’t perfect.

With a VA construction loan, you won’t make any mortgage payments during the build—thanks to an interest reserve built into the loan. This reserve covers the monthly interest payments while your home is under construction, so you can focus on the build without the added financial stress. Once construction is complete, the loan converts to a standard VA mortgage with one easy payment.

I never knew you could utilize your VA entitlement for a VA Construction Loan. Shirley and her team walked us through the process from start to finish. I am so grateful we found her!
